Fencing Guidelines

Section 8.4, page 53 of the Design Guidelines.

1. All fencing shall be approved by the DRC prior to installation.

2. Fencing consists of four different types:

a. Interior Privacy Fencing:

i. Entry Level (See page 5, Figure # 1)

ii. Semi-Custom/Custom/Estate Fencing (See page 5, Figure # 2)

b. Golf Course / Residential Boundary Fencing

c. Alley Fencing (See page 5-6, Figures # 3-5)

d. Open Space / Public Roads 2 Rail Fencing

3. Optional mow strip is allowed.

4. Please review your subdivisions CC&R’s for appropriate fencing.

5. Privacy Fencing, regardless of the neighborhood in which you live, may not start any closer than six (6) feet behind the front corner of your home which is furthest from the street that your home faces. Special fencing rules apply when your lot is on a corner or when it is adjacent to any public open space such as an equestrian trail, park, community center, parkway, etc…

6. Previously installed fencing on public open space, can be replaced by a 6 ft. Privacy Fence; the old, previously installed fence should be saved for The Ranches HOA to pick up.

7. Depending on your subdivision, whenever a fence parallels any public open space such as an equestrian trail, park, community center, parkway, etc… the applicable Public Roads / Open Space fencing shall be used.

8. Golf Course/Residential Boundary fencing shall be used when a fence is adjacent to the golf course.

9. Whenever a fence parallels the alley, the Alley Fence style shall be used. The fence shall be setback a min. of 2 ft. behind the back of the curb. The City of Eagle Mountain has a 15 ft. “Line of Sight” ordinance that residents should be aware of. This ordinance states that no solid obstruction of view higher than 30 inches may be in this triangle. The purpose of the “Line of Sight” triangle is to assist drivers that are pulling out of driveways in seeing children, cars, etc…that are in the alley way. Please contact the City of Eagle Mountain for more details. An alternative fence may be installed within this triangle not to conflict with Eagle Mountain City standards (see page 7, Figure #6).

10. Alley fencing is not required if the fence is set back 11 ft. or more from the back of the alley curb.

11. Privacy fencing on corner lots may include a 6’ fence on the side yard beginning at a point which is 10’ behind the front corner of the house, extending toward the side property line or sidewalk one-half the distance between the house and 3’ from the sidewalk, then turning parallel to the side property line a distance of 10’ , then extending toward the property line or sidewalk to a point of 3’ from the sidewalk, then running parallel to the sidewalk a point of 15’ from the rear property corner, and make a 45º turn and continue at that 45º angle until it meets your rear property line. This 45º angle will not create front yard fencing for the home behind yours. A 45º fence starting from one-half the distance from the house to the sidewalk may be installed to comply with this ordinance as well. Privacy fencing on corner lots is subject to “Line of Sight” regulations implemented by the City of Eagle Mountain. This is defined as no obstruction or fencing of any kind to be within a 30’ triangle from the corner of the lot. Please contact the City of Eagle Mountain for more details. (See page 8, Figure #7)

12. No fencing shall exceed 6’ in height.

13. Fencing is prohibited in the front yard.

14. Fence shall be setback a minimum of 6 ft. from the front corner of the house. Where porches exist, a minimum set back of 2ft. is allowed. When window wells, meters, etc… exist in these areas, a variance may be obtained from the Design Review Committee upon request. (See page 11, Figure #8)

15. Fencing may be constructed of any species of wood that will stain to match The Ranches standard color “Monterey Grey”. Any wood that will be used for fencing that is pre-stained; thereby affecting the final stain color is unacceptable.

16. Trex Fencing is an approved fencing with specific guidelines. (See Page 9)

17. Fencing shall be stained within 30 days of installation.

18. No stain color other than “Monterey Grey” is acceptable. Acceptable companies that carry the stain are as follows:

HOA Fence Regulations
